Noida Sports City Revival Gains Momentum as Revised Master Plan Clears Regulatory Hurdles

The Noida Authority has approved the revised master layout plan for the Sports City project in Sector 150, marking a significant step towards reviving a long-delayed real estate development. Four projects have also received conditional occupancy certificates (OCs) after their developers cleared outstanding dues, offering progress for homebuyers awaiting regulatory clearances.

Under the revised plan, 70% of the total project area is reserved for sports, recreational and related facilities, institutional uses and open spaces. Residential development will account for 29.5%, while commercial use is restricted to 0.5%. The proposed sports facilities have been vetted by the Sports Authority of India (SAI), strengthening the framework for compliance with the project’s original objectives.

The four projects granted conditional OCs are Brick Rise Developers Pvt Ltd (SC-02/H&I), Ace Infracity Developers Pvt Ltd (SC-02/F), Land Kart Builders Pvt Ltd (SC-02/A-1) and Samridhi Infra Square Pvt Ltd (SC-02/D). The developers have paid 100% of their outstanding dues. The Authority has also retained a first charge and lien over 20% of the units as security against remaining dues under the broader resolution arrangement.

The revised plan received formal approval on May 6, 2026, following board deliberations and a public consultation process. Building plans for other plots are being processed.

Governance Impact: The decision represents an effort to balance urban development, regulatory compliance and homebuyer protection. Around 8,000 homebuyers are awaiting progress in the project which has faced prolonged delays and judicial scrutiny over land allotment and the development of mandatory sports infrastructure.

The revival process will ultimately be judged by timely execution, delivery of promised sports facilities and the resolution of outstanding homebuyer concerns. The latest approvals provide a pathway forward but effective monitoring and adherence to the approved layout will remain critical to restoring confidence in Noida’s real estate governance.
